Custom Home Building and Remodeling: The Basics
Building a custom home is an investment in a property tailored precisely to your lifestyle, tastes, and needs. Below, we provide an introduction to the basic process of designing and building a custom new home or remodel.
What is Custom Home Building?
Custom home building is a collaboration between a homeowner and their design/build team to create a home that perfectly aligns with homeowner’s specific needs and budget. Unlike pre-built homes, new custom homes offer much more flexibility, allowing homeowners to have complete control over every aspect of the design, layout, and features. And you can use the same approach when remodeling a home, too. This personalized approach not only results in a unique living space but also enhances the overall functionality and aesthetic appeal of the home.
The Custom Home Building Process
Creating a custom home requires a structured, step-by-step process that ensures each detail aligns with the homeowner’s vision. This process is important when working with a design/build firm, or with design and construction experts from different firms. While the process may vary slightly, the following stages are essential to completing a successful custom home build or remodel.
Initial Consultation and Concept Planning
A custom home project begins with an in-depth consultation between the homeowner and the design/build team, to clarify the homeowner’s vision, style and layout preferences, functional needs, budget, and lifestyle requirements. This is also the time to discuss energy efficiency and other eco-friendly options, since these features need to be specified early in the design process.
Site Analysis and Zoning Review
Site analysis is an important component of any custom build project. The design/build team will review site characteristics such as topography, sun and shade regimes, soil type and other geologic considerations, and weather patterns, to determine the best way to use the site and incorporate efficiency strategies or other eco-friendly measures. The zoning review will determine the macro-scale parameters for the project, such as what type of structures can be built and where they can be sited. The zoning review is also important before purchasing an undeveloped piece of property.
Design and Planning
The design process is when the designer puts the homeowner’s vision on paper. The process is an iterative one, and the design team will typically present one or more conceptual designs to the homeowner before proceeding with a detailed design. There are usually design parameters set by the local planning department or a homeowner’s association, and these need to be incorporated into the design as well. The final design may take weeks or months to achieve, and will define the size and shape of the house, the layout of the rooms, the selection and location of appliances, plumbing, and electrical fixtures, the finishes to be used (plaster, stone, tile, etc.), and the sustainability measures that have been selected.
It is important that the building team is included in the design process, since they can provide cost estimates and technical expertise that might drive design decisions and save time.
Permitting and Pre-Construction Coordination
A pre-construction coordinator will handle the permitting process, submitting plans to local agencies and securing the necessary approvals. The permitting process will likely require multiple levels of approval, and can take weeks or months, depending on the project’s scope. The coordinator will also consult with engineers and other professionals during the design process
Construction and Project Management
During the construction phase, the construction project manager oversees materials purchases, subcontractor activities, client communication, quality control, and the project schedule and budget. Custom building is like a symphony, and the project manager is the orchestra’s conductor, making sure that everyone is in sync and performing at the highest level, that the project is being executed per specification, and that the homeowner is well-informed throughout the process.
Final Inspections and Walkthrough
The builder schedules all required final inspections, and invites the homeowner to a final walkthrough to confirm that the home meets their expectations, ensuring a smooth transition to their new living space.
