Carmel Building & Design, Inc., established in 2000, is located in Carmel, California. We specialize in applying advanced practices including Passive House to designing and building fine custom homes and extensive remodeling projects. We are working to change a “better way to build” into “the way to build” high-quality homes in the Monterey Bay area. Carmel Building & Design sets the standard and leads the transition by example. And in concert with others, we influence the evolution of building standards and practices in our region and across the U.S.

As long-time advocates and devotees of environmentally mindful design and construction, we apply advanced building science principles to every project.

Our capabilities and expertise feature Passive House and electrification, and also include Zero Net Energy, LEED and Living Building Challenge. These strategies significantly reduce a home’s demand for energy resources, improve indoor air quality, comfort and durability, increase the home’s value and are easy on the planet.

We build beautiful, high-quality, resource-efficient, healthy homes, impeccably matched to the objectives and preferences of our clients. Exceeding the standards for energy efficiency (2015)

Recognized by the California Advanced Homes Program (CAHP) as Project of the Quarter. Based on PG&E data, CAHP selected our Pacific Grove home project because its energy efficiency exceeded the standards of 2008 Title 24 by 64.6%, the highest percentage of any residence in the state. Read more

Rob Nicely

President & Partner

Rob studied art at the University of California, Davis and has been in the construction industry since 1980. His rare combination of technical expertise and artistic sensibility enables him to provide a unique and exceptional experience for clients. As president, Rob leads by example. He is dedicated to the highest standards of quality and customer service, and to using the latest techniques and technologies to create environmentally mindful homes.
Rob is a Certified Green Building Professional (Build It Green) and Certified Passive House Consultant (Passive House Institute). He has served on the Passive House California board of directors since January 2018. Over the years Rob has garnered several accreditations. He participates in a variety of advocacy efforts, all focused on improving the quality of homes that Carmel Building & Design produces and increasing the ecological sustainability of the building industry in general. In his leisure time, Rob enjoys sculpting and painting.

Patricia Nicely

Office Manager and Partner
Patty graduated from the University of California, Davis with a BS in biology and moved to the Monterey Bay area in 1993. Before joining CB&D in 2006, she worked as a marine biologist and toxicologist, performing human health and environmental risk assessments. A Certified Green Building Professional (Build it Green), Patty brings her passion for the planet and its resources to her role in “doing everything but build houses,” including IT, safety, accounting, payroll, billing, insurance and managing the detailed information involved in each project.
Patty is an avid gardener and loves the study of permaculture and resiliency. She also enjoys hanging out with her dogs.
Matt Hanner

Pre-Production Manager & Partner
Matt grew up in Fernandina Beach, Florida, where he began his construction career. He worked summers while in junior high school and continued through his college years. After earning a BS in environmental science, with a minor in music from Jacksonville University in 1996, he relocated to California. He farmed abalone for two years before joining Carmel Building & Design in 1998.
Matt’s professional certifications include Certified Green Building Professional (Build It Green), Building Analyst Professional (Building Performance Institute) and Certified Passive House Consultant (Passive House Institute).
In his spare time, he enjoys photography, fishing and spending time with his family.
Jeff Sheets

Jeff Sheets

Construction Manager & Partner
Jeff joined Carmel Building & Design in 2000 as lead carpenter and was soon promoted to project supervisor. He is a life-long resident of the Monterey Peninsula, graduating from Seaside High School. His building experience began at an early age, working in his father’s boat shop. Jeff ran his own company for eight years, remodeling and building homes in the Monterey area as well as in New Mexico.
He is a Certified Green Building Professional (Build it Green) and has completed the Certified Passive House Tradesperson course (Passive House Institute).
Jeff has a wide range of interests including restoring his 1967 Chevy truck and various types of wood working. He is also enjoying a newfound interest in traveling.
Machell Sterbick

Machell Sterbick

Designer and Project Manager
Machell joined Carmel Building & Design in February 2014. She earned a BS in interior architecture from the UC Davis School of Environmental Sciences and has a keen eye for details. As part of our project team, Machell creates elegant, well-designed spaces, reflecting the client’s vision of an ideal home. She follows each project from concept through completion to ensure each detail is captured and executed. Machell’s experience in interior space planning dates back to 2005, and she is well-versed in Passive House design principles. She is a Certified Green Building Professional (Build It Green) and has completed the Certified Passive House Consultant course (Passive House Institute).
In her spare time, Machell enjoys painting, orchids and watching her two children grow into amazing adults.

Cole Baldwinson

In the trades since 2022, Cole joined CB&D in 2023 as a carpenter. Cole has experience in many aspects of the trades, and has taken classes in construction management. Cole enjoys cycling, spending time on the beach, and watching races at Laguna Seca.

Jose Luis Cabrera

Jose Luis Cabrera

Jose Luis has been in the building trades since 1994 and joined CB&D’s carpentry team in 2006. In addition to being an experienced carpenter, he is also skilled in concrete and block work. In his leisure time, Jose Luis enjoys hiking in local State Parks and along the Monterey Bay Coastal Recreation Trail, and working on projects in his home and backyard.

Timo started working at CB&D in 2008, and rejoined the team as a jobsite supervisor in 2022. He has been in the building trades since 1994 and is a licensed general contractor. In his leisure time, he enjoys watching TV and going out with his wife.
Antonio Cortez

Antonio Cortez

Antonio, a carpenter and air sealing specialist, joined the CB&D team in 2013. He has been in the building trades since 2012, and is a licensed general contractor. Antonio enjoys mountain biking with his family and a variety of other outdoor activities, especially fishing, camping and hiking.

Hugo Fernandez

In the trades since 2015, Hugo joined CB&D in 2022 as a carpenter. He is currently pursuing his General Building Contractor license. In addition to enjoying his craft, Hugo coaches his daughter’s soccer team.

Joel Fitzwater

Joel has been in the building trades since 2001 and joined the CB&D carpentry team in 2014. He holds a Class 7 forklift certification. Joel enjoys outdoor activities like hiking, barbequing and snowboarding, as well as family gatherings, watching baseball and football and working on projects at his home.

Paul Kotrodimos

Paul joined CB&D in 2022 as a carpenter and has been in the building trades since 2015. In his spare time, Paul likes trail and mountain running, and backpacking.

Jim LeBlanc

Joining the CB&D team as a carpenter in 2022, Jim has been in the building trades since 1987. Jim played hockey, baseball and football for years, and now enjoys his role as an avid spectator.

Scott Lollis

Scott, a jobsite supervisor, joined the CB&D team in 2015. He has been in the building trades since 1990. He is a licensed general contractor and a Certified Green Building Professional through Build It Green. Scott enjoys mountain biking and surfing, cooking for his friends and joining them in a variety of outdoor activities.

Eddie Ortiz

A jobsite supervisor, Eddie joined the CB&D team in 2013. He has been in the building trades since 1998, and holds an installation certification from Myrtha Pools. He is a licensed contractor and a Certified Green Building Professional (Build It Green) and a Certified Passive House Tradesperson (Passive House Institute). Eddie enjoys spending quality time with his wife and kids.

Nancy joined the CB&D team in 2023 as an Administrative Assistant. She has many talents, and is currently pursuing an Accounting degree. She likes to spend time with her family, and enjoys watching soccer.

Alonso joined the CB&D team in 2013 and is a jobsite supervisor. In the building trades since 2002, he is skilled in carpentry and concrete construction, and is a Certified Green Building Professional (Build It Green). In his spare time, Alonso enjoys spending time with his family and being outdoors.

Juan is a carpenter and has been a member of the CB&D team since 2014. When not working, he enjoys time with his family, volunteering and playing soccer.

Jesus is a carpenter and joined CB&D in 2014. He has been in the building trades since 1998. Jesus enjoys spending time with family and friends and playing tennis.

Jose Gonzalez

Jose, a carpenter, joined the CB&D team in 2017. He is also a certified diesel mechanic. When not at work, Jose enjoys clay shooting, duck hunting and working on his diesel truck.
Robert Fastle

Robert Fastle

Robert joined the CB&D team as a jobsite supervisor in 2022. In the trades since 1982, he has garnered a number of certifications and specializations. Robert is a licensed general contractor, construction defect expert, Certified Building Inspector (ICC), Certified Home Inspector, and construction industry expert and subject matter expert for the Contractors State License Board. Robert is also an avid chef, baker, wine enthusiast and golfer. While serving in the U.S. Army at Fort Ord, he was the Post’s golf champion, winner of the Commanding Generals Rifle Match and competed in the All-Army Rifle Championship.

Joining the CB&D carpentry team in 2022, Marco has been in the building trades since 2015. In his personal time, he plays soccer and enjoys spending time with his family and playing with his dogs.

Edward, a carpenter at CB&D since 2022, began his career in the trades in 2014. In his spare time, he likes mountain biking and taking his daughters to the park.
